Pataudi Road: Lifeline Connecting Gurugram

GURUGRAM PATAUDI STRETCH IS RAPIDLY BECOMING AN INDUSTRIAL, COMMERCIAL, AND RESIDENTIAL HUB. TEAM TIMES PROPERTY WRITES

Gurgaon Expressway (NH-8), Kundli-Manesar-Palwal (KMP) Expressway and Dwarka Expressway expected to be completed soon, all pass through or are close to Pataudi Road.

This is one of Gurugram’s five growth centres, and it is safe to say that these hubs. directly and indirectly, employ nearly half 5 lakh people.

Recently, foundation stone was laid for main road project in Gurugram including a 46-km four-lane highway from Gurugram to Rewari via Pataudi. The expressway will start from Sector 88A and 88B on dividing road Dwarka Expressway and merge with Gurugram-Pataudi-Rewari Expressway near Wazirpur village.

The section, which is designated as a “sector dividing road,” currently divides Sectors 81, 81A, 82, 82A, 85, 86, 89, and 90. The Gurugram Metropolitan Development Authority (GMDA) is set to begin construction on a crucial 5.6 kilometer road connecting Rampura Chowk on NH 48 and Pataudi Road. The stretch transports substantial traffic to and from the New Gurugram neighbourhoods from Pataudi and the Western Peripheral Highway.

For people travelling on NH 48 from Jaipur to Delhi, the portion will be an alternative to the heavily congested Kherki Daula toll, and offer easier access to residents living along the Dwarka Expressway.

“The Gurugram Pataudi stretch is rapidly becoming an industrial, commercial, and residential hub. The national and state highways that run through Gurugram and Delhi provide commuters with less traffic and shorter travel times to anywhere in the city. The presence of Manesar’s industrial township on the route, as well as its link to Neemrana’s SEZs, has fostered growth in the area,” Pradeep Aggarwal, founder and chairman of Signature Global, said.

As a growing number of businesses transfer their offices and factories near IMT Manesar, the area will see an increase in employment and labout As a result, housing demands in the neighbouring neighbourhoods are likely to Increase, particularly near Pataudi Road.

Combined with these features this area has grown increasingly as a place to live and invest. The region is strategically located to provide future connectivity and livability. The average annual increase in property rates in this area has been around 10-15% during the last 2-3 years. Sectors like 89, 92 and 95 on Pataudi Road have seen a price spike due to prosimity to the Dwarka Expressway and the IMT.

However, for the mid-segment end customer this space is still accessible at a price of less than Its 5,000 per sq fl.

Interestingly, home buyers can buy house in housing colonies under Haryana Affordable Housing Policy at a fixed price of Its 4,000 per square foot in attractive places in Gurugram. Because of its proximity to the industrial belts of Manesar and Neemrana, the location is perfect for housing complexes. Commercial complexes are also in great demand in these locations due to the expanding population. The number of people visiting markets has begun to rise.’ Kushagr Ansal, director of Ansal Housing, said.
